What to Expect:  Commercial Real Estate in the Coming Years — Commercial real estate operates in cycles, and sub-sectors can plateau at different times. Famed real estate investor Marcel Arsenault will describe what metrics he examines in order to predict real estate cycles, to ensure that he’s buying low and selling high.

Challenges and Opportunities — The role of real estate agents and brokerage firms is challenged as never before. Yet usage and satisfaction continue to be at record-high levels.  Murray will address why this is so and how real estate professionals will continue to play a vital role in the dream of homeownership, even as he relates some of the latest trends for real estate sales in the Boulder Valley and beyond.

Marcel Arsenault
CEO and chairman, Real Capital Solutions

Marcel Arsenault is founder of Real Capital Solutions, a Louisville-based private equity firm specializing in value-add real estate investment. In more than 30 years, Arsenault has purchased and managed more than 265 real estate investments totaling approximately $2.5 billion.

Arsenault is one of the most active private owners of commercial real estate in the western United States.  By constantly monitoring developments in the real estate industry, he tries to be ahead of the game. He approaches the real estate business from an academic perspective by analyzing the industry to better understand the drivers behind real estate cycles. Arsenault describes himself as a “real estate theorist who lives in the real world.”

During his career, Arsenault has completed workouts on more than 10 million square feet of property acquired during the Resolution Trust Corp. and savings-and-loan crisis and accurately predicted the housing-led U.S. recession, selling 80 percent of his portfolio at market peak. His considerable entrepreneurial experience has enabled him to build strong teams and direct rapidly growing companies. He is frequently contacted by the media to share his expertise; he’s appeared in Inc. Magazine, TIME Magazine and Bloomberg News.

Arsenault served as a board member for MARC for five years (currently Arc Thrift-funding advocacy and inclusion for people with developmental disabilities).  His achievements have won him numerous awards, including the “Conservationist Award” for his participation in open-space projects in Boulder, and the distinguished “Steven B. Hart” award from the Colorado Historical Society for restoring the Tabor residence and the Tabor Grand Hotel in Leadville.  He was also vice chair of Eco-Cycle Boulder, one of the earliest and largest nonprofit recycling organizations in the United States.

Arsenault is also the founder & chairman of One Earth Future Foundation, which leads initiatives to improve systems that prevent armed conflict through governance. To date, Arsenault and his wife, Cynda, have contributed more than $100 million to OEF and two related foundations. With 75 current employees, OEF is growing rapidly and expects to employ more than 400 in the next 10 years.

Arsenault obtained a bachelor of science degree from McGill University and pursued a Ph.D. in molecular biology at the University of Colorado before embarking on his entrepreneurial career. He lives in Lafayette.

Steve Murray
President and co-founder, Real Trends

Steve Murray is the president and co-founder of Real Trends, the nation’s leading trends and research organization and president of Real Trends Consulting Inc.  He has been in the residential real estate field for 41 years.

Real Trends is read by more than 54,000 leaders in the residential realty industry every week, and more than 500 CEOs attend Real Trends conferences each year.  Real Trends has been a leader in industry and housing consumer research for the past 32 years.  Such reports as the Real Trends 500, the 2006 Consumer Tsunami Study and the Wall Street Journal/Real Trends The Thousand ranking of the nation’s top sales professionals are examples of Real Trends research.

Murray is the co-author of four books on the valuation of residential real estate brokerage firms, co-authored the 2011 book “Game Plan” about the past and future of residential brokerage and co-authored the 2014 book, Game Changers — The Unfounded Fears and Future Prosperity of the Residential Real Estate Business.

Real Trends Consulting has handled more than 3,200 client assignments for realty firms over the past 32 years, with more than 755 merger and acquisition assignments, totaling $12.1 billion in aggregate value.  Murray has served dozens of state and local Realtor associations and MLS organizations in a consulting capacity and several large technology firms serving the residential real estate field.

Todd Gullette, a native of Boulder, has worked professionally in real estate for more than 20 years and is now the managing broker at Re/Max of Boulder. His career has been completely focused on everything real estate. He attended Bear Creek Elementary School, Baseline Junior High and Fairview High School, and graduated from the University of Colorado Boulder.

Commercial Forecast: Office, retail and industrial space is filling up throughout the Boulder Valley. We’ll take a look at major developments and sales, as well as the latest vacancy and leasing statistics.

Lynda Gibbons
President/Managing Broker, Gibbons-White Inc.

Lynda Gibbons has specialized in commercial real estate in the Boulder area for more than 30 years and continues to have a passion for the  industry, both from the relationship-building perspective as well as handling transactions. She started the firm in 1986 and continues in a very active role in mentoring and guiding the brokerage and management teams, in addition to maintaining her status as a top producer in the market.

Tasha Power

Tasha Power is a member of the Real Estate and Construction practice groups at Berg Hill Greenleaf & Ruscitti LLP.

In her transactional practice, she navigates clients through real estate transactions from contract to closing. She assists clients with acquisitions and dispositions, entitlements, condominium development, and commercial leasing. She also drafts and negotiates construction agreements on behalf of owners, general contractors, subcontractors, suppliers, architects and engineers for a variety of construction projects. In her representation of real estate brokers, she advises clients regarding compliance with Colorado Real Estate Commission rules and regulations, and drafts agreements and addenda for licensed Colorado real estate brokers.

In her litigation practice, Power guides clients through all phases of the litigation process through trial. Her practice areas include title disputes, real estate brokerage law, contract disputes, land use, construction defect litigation, and mechanic’s liens. She also represents real estate professionals in administrative actions before the Colorado Real Estate Commission.

Chad Brue
CEO & founder, Brue Baukol Capital Partners

Chad Brue founded Brue Baukol Capital Partners in 2011 to focus on value-add investment opportunities in real estate. He boasts more than 20 years’ experience in the real estate industry, including personally transacting more than $1 billion in commercial real estate acquisitions and dispositions, $400 million of vertical development, and overseeing 350 commercial real estate brokers as the senior managing director of CBRE’s National Private Capital Group. Honors include NAIOP’s 2016 Trailblazer of the Year, consistently being named a top 10 producer at CBRE in Colorado, CBRE’s national “PCG Team of the Year,” and CBRE’s national “PCG Broker of the Year.”

Ryan Good
Executive vice president & partner, Etkin Johnson Real Estate Partners 

Ryan Good serves as an executive vice president and partner at Etkin Johnson Real Estate Partners and heads the company’s leasing, marketing and construction-management teams, bringing a deep understanding of what next-generation Colorado businesses need to grow and succeed. He is actively involved in the company’s development, acquisition, disposition and asset-management strategies; building long-term relationships within the real estate community. Over his career, he has been involved in more than 1,000 real estate transactions valued at more than $1 billion. He is active in multiple real estate organizations, including DMCAR, SIOR, NAIOP and ULI. He also is a member of Colorado Concern, Trips for Kids, is a graduate of Leadership Denver Class of 2015 and a 2019 Denver Business Journal 40 Under 40 winner.

Kim Sperry
Managing director, Pollack Shores Real Estate Group

Kim Sperry is managing director for Pollack Shores Real Estate Group. In her role, Sperry identifies development, acquisition and third-party property-management opportunities for the firm in both markets. A decorated real estate veteran, her extensive track record includes oversight of major acquisition and new development opportunities, joint-venture structuring, asset management, and disposition of multifamily, industrial, hotel and office properties.

Sperry has sourced and managed new investments totaling more than $1.2 billion in a variety of markets across the United States over the course of her 20-year career, and was instrumental in the successful development and sourcing of high-profile projects such as 2785 Speer apartments, Verve apartments and The Coloradan, downtown Denver’s first high-rise condominium project built in the current cycle.

She serves on the Urban Land Institute’s Silver Multifamily Product Council, is co-chair of the Colorado Multifamily Product Council, and serves on the International Advisory Board for the University of Colorado Real Estate Center. She is also a member of National Multifamily Housing Council and the Downtown Denver Partnership.

Sperry graduated from the University of Colorado with a bachelor’s degree in finance and graduated with honors from the University of Denver with a master’s degree in real estate and construction management.  She also holds the CCIM designation and has volunteered at area schools and with the Colorado Children’s Campaign.

Jay Kalinski

Jay Kalinski is the broker/owner of Re/Max Elevate and co-owner of Re/Max of Boulder. He is also an experienced Realtor, lawyer and veteran of the U.S. Air Force. Anthony Meisner is the sales rep for Land Title Guarantee Co. out of Boulder. He was instrumental in transforming Land Title into the only Colorado title company that will insure true cryptocurrency real estate transactions. He has a background in data analytics and more than five years of experience in the real estate industry. As an early proponent of cryptocurrency such as Monero and Ethereum, Meisner has made it his mission to introduce blockchain technologies into the real estate industry.

Kelly Moye
Realtor, Re/Max Alliance

Kelly Moye has been a Realtor for 28 years in Boulder and Broomfield counties. Her team is consistently within the top five selling teams for the Re/Max Mountain States region. She is the only broker in her office to receive the prestigious Re/Max Titan award in 2017, followed by the Circle of Legends in 2018. She served as the president of the Boulder Area of Realtor Association and was honored by them in 2018 as their Realtor of the Year. As media spokesperson for the Colorado Association of Realtors and chair of the Research Committee, she compiles all of the statewide housing market statistics and is seen as the expert in local real estate market statistics and trends. She appears on local TV news often, regularly does interviews for NPR, has appeared on the national CBS Evening News and has appeared in an episode of House Hunters for HGTV.

Melanie Nygren
Division manager, Premier Mortgage Group

Melanie Nygren is division manager for Premier Mortgage Group, a division of Cherry Creek Mortgage Co. She entered the mortgage-banking business right after graduating from the University of Colorado. She is passionate about the impact that she has had on her customers’ lives, advising and originating loans and now leading a division of loan officers in Colorado.

She started in the business originating loans and quickly realized that she loved building teams. She managed for Bank Western/FBS for 11 years and then joined Premier Mortgage Group in 1997 as an owner and production manager.

She built a Colorado team of loan officers that produced in excess of a billion dollars a year. She and her partners sold Premier Mortgage Group to Cherry Creek Mortgage Co. in 2006, and she continues to run a division for CCMC today with many of the same loan officers and support team that have been with her for decades.

Anna Bertanzetti
Planning director, city and county of Broomfield

Anna Bertanzetti is the planning director for the city and county of Broomfield.  She has been with the Broomfield Planning Division for more than 13 years. Her work is centered on development review and ensuring that future development is consistent with Broomfield’s policies and regulations.

City of Lafayette

Roger Caruso is the assistant city administrator, economic-development director and Urban Renewal Authority executive director for the city of Lafayette.  He has held positions in community development, public works and administration.

Caruso has handled a variety of complex projects for the city of Lafayette, including development of the 40-acre Lafayette Promenade commercial development, the upcoming development of a 40-acre commercial project at the southwest corner of U.S. Highway 287 and Arapahoe Road, and the development of Sundar, a 684-unit multifamily project at the northwest corner of Dillon Road and U.S. Highway 287.   He also was responsible for the work that resulted in the designation of areas of Lafayette as Enterprise and Opportunity Zones.

Caruso has negotiated more than $10 million in incentive packages with Lafayette Promenade, Jax Outdoor, Jax Home and Ranch, Kohl’s, Hampton Inn, Stemciders, City Center, Tangerine, and others.

As executive director of the Urban Renewal Authority, Caruso was instrumental in negotiating the purchase of two blighted gas stations on Baseline Road, the former Miller’s Grille, and the 1-acre downtown 700 Block of South Public Road project.  Lastly, Caruso was the city’s lead manager on City Center — the currently under-construction 207-unit multifamily project with 18,000 square feet of commercial area adjacent to Lafayette’s City Hall.

Tony Chacon
Redevelopment manager, city of Longmont

Tony Chacon serves as redevelopment manager with the city of Longmont and brings with him more than 25 years’ redevelopment and economic-development experience working in local government. He has worked previously in such capacity for several jurisdictions, including the city & county of Denver, Westminster and Aurora. He is a member of the American Institute of Certified Planners and has served on a number of boards focused on brownfields redevelopment and affordable housing.

Clint Folsom
Mayor, town of Superior

Clint Folsom was elected mayor of the town of Superior in November 2014. As mayor, Clint facilitates the bimonthly Board of Trustees meetings, attends community and business events and other official functions in the town of Superior. Regionally, he serves as the town’s representative on the Metro Mayors Caucus, the U.S. 36 Mayors & Commissioners Coalition, and other committees and working groups. Prior to serving as mayor, he served for six years on the Town of Superior’s Planning Commission, with the last two years serving as its chairman. In addition to serving as mayor, he is also the owner of Folsom & Company Real Estate. Founded by Folsom in 1989, its real estate brokers represent buyers and sellers of residential and investment real estate throughout the Boulder Valley.

Chris Meschuk
Assistant city manager/Interim planning director, City of Boulder

Chris Meschuk serves as assistant city manager and interim director of planning for the city of Boulder. He joined the city in 2005. Prior to his role as assistant city manager, Meschuk served in various roles within the Planning Department, most notably as Boulder’s flood-recovery coordinator for community services after the 2013 flood. As assistant city manager, he serves as the city manager liaison on citywide issues and projects, working in collaboration with city departments to support Boulder’s current and future needs. He holds a master’s degree in urban and regional planning from the University of Colorado Denver and a bachelor’s degree in environmental design from the University of Colorado Boulder. H also is a certified planner with the American Institute of Certified Planners. Meschuk volunteers with several community-service and youth-leadership development organizations.

Ben Pratt
Economic-development manager, town of Erie

Ben Pratt is responsible for managing the town’s economic-development efforts, including primary employment and retail attraction and development. Pratt has more than seven years of direct economic-development experience, and most recently served as vice president of the Erie Regional Chamber & Growth Partnership in Erie, Pennsylvania. Pratt served in that position since 2013. Pratt received his bachelor of arts degree in international business from Mercyhurst University and his Certified Economic Developer (CEcD) accreditation from the International Economic Development Council.

Robert Zuccaro
Planning & building safety director, City of Louisville

Rob Zuccaro, AICP, is the planning and building safety director for the city of Louisville.  He is a Colorado native and attended the University of Colorado Boulder and the University of Arizona, where he received a master’s degree in planning. He has worked for the city of Louisville for three years and oversees development review and long-range planning for the city. Prior to working for Louisville, Rob worked for several other municipal-planning agencies in the Denver metro area and a planning and landscape architecture consulting firm in Albuquerque, New Mexico.

Duane Duggan
REaltor, Re/Max of Boulder

Duane Duggan has enjoyed a successful real estate career for more than 40 years, after having graduated from the University of Colorado Business School with a major in real estate. Duggan and his team, The Boulder Property Network at Re/Max of Boulder, have been consistent top producers in Boulder County residential and investment real estate sales since 1978. He has facilitated thousands of transactions over his career.

He is an active supporter of local non-profits and his profession, including involvement with the local and state Boards of Realtors and through his mentoring of his team members and other Realtors.

Duggan is the author of Realtor for Life, which was written to help Realtors become trusted advisers “for life” to their clients on all matters of real estate.

He has received multiple industry awards throughout his career, including the Distinguished Realtor of the Year award from the Boulder Area Realtor Association in 2016.

Chris Akers
Economist, State Demography Office, Colorado Department of Local Affairs

Chris Akers has worked as an economist with the State Demography Office in the Department of Local Affairs since 2015.  He produces employment estimates and a long-term job forecast for Colorado and its 64 counties and base-industry analysis that identifies economic drivers.  Akers is part of a team that does extensive outreach with local governments and other stakeholders to help them understand and use economic and demographic data and forecasts.  Prior to joining DOLA, he worked for 10 years as a statistical analyst with Labor Market Information in the Colorado Department of Labor and Employment where he produced an array of employment and wage data.  He has a degree in economics from Vanderbilt University.

Lou Barnes
Mortgage banker, Premier Mortgage Group

Lou Barnes has worked as a mortgage banker since 1988 and has worked with Premier Mortgage Group since 2009. He previously served as marketing manager with Holubar Mountaineering, president of Spruce Real Estate, president of the Boulder Area Realtor Association and managing director of RCM Government Securities.

He is the author of the nationally syndicated weekly “Mortgage Credit News” found at www.pmglending.com/loubarnes/.

John Covert
Director, Metrostudy’s Colorado-New Mexico Region

John Covert serves as director of Metrostudy’s Colorado-New Mexico region and has been researching and analyzing housing markets since 1999. He is responsible for surveying, consulting and managing local client relationships, and regularly interfaces with many top homebuilders in Colorado, as well as with lenders, developers, investors, suppliers, utilities, school districts, and local governments concerning trends in the local economy and their effect on the real estate market.

Ted Leighty
CEO, Colorado Association of Home Builders

Ted Leighty serves as CEO of the Colorado Association of Home Builders.  He has been with CAHB since November of 2017.  He previously served as vice president of government affairs for the Colorado Association of Realtors, where he directed the public policy efforts of the association.  He also held the positions of director of government affairs and public policy manager for CAR.

Leighty also has served as an aide to members of both the Colorado General Assembly and the U.S. House of Representatives. He is a past member of the Littleton Historical Preservation Board. He also has supported, both financially and with his time, several civic and charitable organizations. He is the immediate past-chair of the Colorado Competitive Council, board member for the Colorado Real Estate Alliance and board member of HomeAid Colorado, and he is a past board member of the Denver Metro Chamber.

A native Coloradan born in Boulder, Leighty was raised in Minnesota and Oklahoma but returned to Colorado as soon as he could; he currently resides with his family in Littleton.  He holds undergraduate and graduate degrees from the University of Colorado in political science and public administration.

The Boulder Horizon

Development in Boulder has faced a wave of restrictions in recent years, including a building moratorium in the opportunity zone, more-restrictive height limits, affordable-housing linkage fees, requirements for ground-floor retail in certain neighborhoods, large-lot restrictions, potential downzoning and more. How have these approaches affected commercial and residential development within the city, and what approach will a new city council likely take?

Geoffrey E. Keys
President, Keys Commercial Real Estate

Born and raised in Boulder, second-generation real estate professional Geoffrey Keys has guided Keys Commercial Real Estate through almost four decades of commercial transactions.  Consistently one of the area’s top producers, Keys has been a local market leader for many years.  Keys was responsible for acquiring, managing, and leasing an office building fund in Southern California starting in 1996, then successfully exiting that market in 2008 after obtaining strong returns and appreciation. An active believer in volunteerism, Keys has been on many civic boards and groups and was the founder of Commercial Brokers of Boulder.  Keys recently retired from the board of directors of Foothills United Way, and presently serves on the board of trustees of Mile High United Way

Becky Callan Gamble
President, Dean Callan & Co. Inc.

Becky Callan Gamble is president of Dean Callan & Co. Inc. A former All-American collegiate tennis player and touring professional, she redirected her competitive nature into her father’s commercial real estate company in 1992. Using the same basic fundamentals that Dean Callan portrayed for 40 years — integrity, honesty, creativity and hard work — she has established herself as one of the top performers in Boulder’s commercial real estate market.

As a lifelong resident of Boulder, she is able to leverage her local market knowledge to establish long-term relationships with owners and users of commercial space. To that end, she has built up a clientele list which includes international and domestic pension funds, national tenants, and local individual companies requiring commercial representation.

Clif Harald
Executive director, Boulder Economic Council

Clif Harald is executive director of the Boulder Economic Council, the economic-development arm of the Boulder Chamber. He is responsible for oversight of the BEC’s mission: to sustain Boulder’s economic vitality, and its plan of work concentrating on proactive existing business retention across Boulder’s key industries and an emphasis on supporting the city’s entrepreneurial ecosystem and its startup businesses.

Harald has more than 15 years of economic-development leadership experience in Boulder County and the metro Denver region. He has lived in Boulder for four decades and has been part of the city’s evolution from a bedroom community of the Denver metro area to a regional employment center with one of the highest concentrations of jobs in the nation and a startup community regarded as among the most productive in the world.

Harald has held management positions in private industry, including financial services and information technology, and founded his own management-consulting practice. He earned a master’s degree in urban planning from the University of Washington and an undergraduate degree from the University of Colorado.ng commercial representation.

John Koval
Director of development, Coburn Partners

John Koval is director of development and vice president of operations for Coburn Partners, responsible for determining the economic viability of all projects. He has more than 25 years of experience in the real estate industry, with an emphasis on acquisitions, commercial brokerage, property management, development and construction.

He was recognized by Site Selection Magazine as a Young Leader in Corporate Real Estate, and has managed a portfolio of more than 200 properties coupled with development and management in excess of $500 million.

He has served in a variety of appointed civic capacities, including chairman of the Downtown Boulder Business Improvement District Board for two terms, member of the Boulder Valley School District Capital Improvement Committee, the city of Boulder’s Technical Review Group for Affordable Housing fund allocation, and the city of Boulder’s Downtown Management Commission and Boulder Junction Access District Commission, among others. He manages the day-to-day operations for Coburn.  He received a degree in environmental design from the University of Colorado and is a licensed Colorado real estate broker.

Stephen Tebo

Founder & owner, Tebo Properties

Stephen Tebo, founder and owner of Tebo Properties, owns more than 225 properties comprising more than 3,500,000 square feet and leasing to more than 600 commercial tenants.

Tebo was born in 1944 in Hill City, Kansas, the son of Lorene and John Tebo. He began his career shining shoes at a nearby barber shop at just 8 years old. At age 11, he discovered his passion for collecting coins, which led to him to launch a coin-collecting business.

Shortly after enrolling in Fort Hays Kansas State College, he established his coin shop to offset tuition expenses. The coin business became so successful that he totally paid all of his college expenses for both a bachelor’s degree in mathematics and a master’s degree in computer science.

After graduating from Fort Hays Kansas State College in 1967, Tebo went to Rolla, Missouri, where he received his master’s degree in 1968.  He then moved to Boulder and opened Tebo Coin, which became a fruitful business and was sold to Daryl Mercer in 1978. The shop is still open to this day.

In 1968, in an attempt to order display cases for his coin shop, Tebo came across another great business opportunity. The display cases were manufactured in Madison, Wisconsin, but the manufacturers had no means to distribute the cases in a rapidly growing Colorado market. Seeing potential and opportunity, Tebo offered to distribute the display cases throughout Colorado. By 1972, Tebo had become the largest distributor of those particular display cases in the United States.

The enormous success and growth of both Tebo Coin and Tebo Store Fixtures forced Tebo to find more space for his businesses. Needing 4,000 square feet for his two businesses, Tebo began looking for available space in Boulder. He decided to build a 10,000-square-foot building, Tebo Square. Tebo leased the remaining 6,000 square feet to other tenants. That’s when Tebo realized that he enjoyed the idea of investing in commercial property. Tebo continues to pursue his passion for commercial real estate and establishing quality relationships with the local business community.
